Detailed plans for 50 new homes in Wells submitted following appeal win

Developers have lodged detailed plans for a 50-home estate on the edge of Wells—a year after winning approval on appeal for the controversial scheme.
The reserved matters application, submitted by Wain Homes (Severn Valley) Ltd, outlines exactly how the homes would be built on land at New House Farm, off the A371 Haybridge Hill.
The 2.6-hectare site, which borders Wells Touring Park to the north and the rear of Elm Close to the south, will include a mix of apartments and houses ranging from one to five bedrooms. In total, the development would deliver:
- 4 one-bed flats
- 2 two-bed flats
- 14 two-bed houses
- 20 three-bed houses
- 7 four-bed houses
- 3 five-bed houses

The application also proposes 20 affordable homes, 122 parking spaces, and areas set aside for recreation, play and biodiversity.
Outline permission was initially refused by Somerset Council in September 2023 over concerns about highway safety, phosphate pollution, countryside encroachment, and lack of clarity on conservation impact and odour. However, that decision was overturned by the Planning Inspectorate in August 2024.
Wain Homes says its final layout and design have been carefully considered to match both the local character and planning policy requirements.
Residents can view and comment on the plans via the Somerset Council planning portal, using reference 2025/1561/REM.
