A plan to build more than 70 new homes on fields in Wells has been lodged with Somerset Council.

OG Group, on behalf of Rubix Land Ltd, has applied for permission to develop up to 73 homes on land off Orchard Lea.

The scheme would see a mix of one, two, three and four-bedroom properties built on the site, including affordable housing. The application says the land is "well positioned to blend seamlessly" into its surroundings, with access to nearby schools and walking routes.

In total, the plans set out six one-bed, eight two-bed, 22 three-bed and nine four-bed homes, alongside seven two-bed, 17 three-bed and four four-bed affordable properties.

Developers say the masterplan has been designed to fit into the landscape while keeping the area's natural character.

"The masterplan integrates the development into the landscape, preserving its natural character while improving connections to the surrounding environment," the application states.

The plans also say materials would be chosen to match the local character of Wells, while preserving "unobstructed views of the Mendip Hills and Wells Cathedral".

Access to the development would come from an extension of Orchard Lea, with routes for pedestrians and cyclists built into the layout. That would include a link to the West Mendip Way.

Applicants also say new residents would be offered a Green Travel Voucher in a bid to encourage more sustainable journeys.

The application argues the site is in a highly sustainable location, with schools, parks, healthcare, employment hubs and Wells city centre all within walking distance.
