Wells house prices rise to £384,236 average

Wells house prices rose by more than 4% in the 12 months to April 2026, according to Land Registry figures reported in the latest Somerset property data. Homes in the BA5 postcode area sold for an average of £384,235.50 over the year, up from £368,287.70 the year before.
The annual change of 4.33% puts Wells among the Somerset postcode areas recording price growth over the period. The figures cover completed sales in the 12 months to the end of April 2026 and are based on Land Registry data.
The BA5 average was higher than nearby BA4 Shepton Mallet, where homes sold for an average of £326,543.80. It was also above BA6 Glastonbury, where the average was £315,858.60, and BA16 Street, where homes sold for an average of £283,933.80.
Across the nearby area, Wells was the only one of those four local markets to record annual growth. Shepton Mallet saw prices fall by 7.92%, Glastonbury dropped by 6.06%, and Street was down by 2.15%.
The Wells figure means the average BA5 sale price was £15,947.80 higher than the previous year. The data does not explain why prices changed, and average sale prices can be affected by the type, size and number of homes sold during the period.
