The average price paid for a home in Wells last year was higher than much of Somerset, according to the latest postcode-level house price data.

Properties in the BA5 postcode, which covers Wells and surrounding villages, sold for an average of £386,918 in the 12 months to the end of December 2025. That puts Wells above nearby towns including Glastonbury (£330,135), Street (£291,960) and Shepton Mallet (£345,475).

While Wells remains relatively affordable compared with Somerset's most expensive locations, it sits firmly in the upper half of the county's housing market. The highest average prices were recorded in Wedmore (BS28), where homes sold for £610,393, followed by Churchill (£484,289) and North Curry (£424,653).

At the other end of the scale, Yeovil (BA21) remained Somerset's cheapest postcode area, with average sale prices of £242,995, highlighting a gap of more than £360,000 between the county's most and least expensive areas.

Year-on-year figures show prices in Wells increased by 6.2 per cent, one of the stronger rises recorded across Somerset. The increase contrasts with falling prices in places such as Dulverton and Castle Cary, and reflects continued demand for homes in and around the city.

The data underlines the wide variation in Somerset house prices, even between neighbouring towns, as buyers continue to weigh affordability against location, amenities and transport links.
