Plans approved to transform Sherston Hotel into boutique guest house with orangery extension

Plans to convert the former Sherston Hotel in Wells into a boutique guest house with an orangery-style extension have been approved by Somerset Council.
The application, submitted by Hill Reading Architects, will see the change of use regularised and improvements made to the listed property on Priory Road. The scheme includes the demolition of existing modern structures deemed to be of little or no architectural value, to make way for a single-storey timber-framed extension with natural stone walls and a flat roof with lantern lighting.
Internally, the current residential flat within the building will be reconfigured to create a large bedroom with a dressing room and en-suite.
The planning statement argues that the changes will enhance the setting of the historic building and help bring it back into viable use, preventing further disrepair. The proposed orangery will improve the physical and visual connection to the garden, a rare amenity in a city centre location.
Although the site had previously been referred to as a pub, the applicant provided evidence – including the premises licence – to confirm the lawful use of the building as a hotel.
Minimal landscaping changes are planned, limited to the planting of native trees along the southern boundary. There will be no changes to site access, and the development does not increase overnight accommodation, meaning no additional flood risk to the Somerset Levels RAMSAR site.
In its decision, Somerset Council noted that the proposed extension was sympathetic in design, scale, and materials, and that the scheme met both national and local planning policy aims – including those around heritage conservation, sustainable development, and design quality.
The development is expected to contribute to the local economy by supporting tourism and preserving a prominent historic asset in the heart of Wells.
