Wells pub homes plan sparks appeal as £100k campaign rolls on
By Laura Linham 5th Feb 2026
Controversial plans to convert a former Wells pub into housing are back on the table — as a community group fighting to save it passes the £100,000 mark.
Developers behind a rejected proposal to turn the Britannia Inn into a house and build four more in its grounds have launched an appeal against Somerset Council's refusal.
The Wellington Pub Company wants to convert the old Bath Road pub into a four-bedroom home and build two two-bed and two three-bed properties on the site. But in December 2025, the council said the application was "premature", citing missing information on nutrient neutrality, parking and the pub's long-term viability.
Members of the public can now comment on the appeal until Monday, 4 March, via the Planning Inspectorate website or by post.
Meanwhile, the East Wells Community Benefit Society (EWCBS) continues efforts to buy and reopen the Britannia as a community-owned pub. The group has raised nearly £100,000 through share offers and fundraising and is currently in negotiations with a potential benefactor to help close the remaining funding gap. The site is listed for £300,000.
"Should these negotiations prove successful, the group is keen to attract practical support from enthusiastic members of the community," a spokesperson said. Residents with skills in areas like plumbing, electrics, decorating or legal work are encouraged to get involved.
If the bid fails, EWCBS says all shareholder funds will be refunded in full. A final outcome is expected by Wednesday, 19 March.
