Wells had a median house price of £335,000 at the end of the first half of 2026, according to a new property market report. The analysis recorded 243 completed residential sales during the previous 12 months.

The city's median price was reported to have increased by 1.5 per cent year on year. It stood £40,000 above the Somerset-wide median of £295,000.

Wells was the second most expensive of the eight Somerset towns included in the report, behind Bath. It was ahead of Frome, where the median was £316,000, and Glastonbury, where it was £280,000.

Detached homes in Wells had the highest median price at £530,000. Semi-detached homes stood at £320,000, while terraced properties had a median price of £295,000.

Flats were the least expensive property type included in the figures, with a median of £196,500. That left a gap of £333,500 between the recorded prices for flats and detached homes.

Among the latest transactions listed in the report was a detached home in the BA5 3RQ postcode area, which sold for £560,000 on Friday, 15 May. Another detached property in BA5 2ET sold for £485,000 on Tuesday, 19 May.

Three other recent transactions included semi-detached homes selling for £380,000 and £270,000. A terraced home in the BA5 2BA postcode area sold for £327,000.

The figures are based on completed and registered sales rather than asking prices. Newly completed transactions can take time to appear in Land Registry data, so the figures offer a snapshot of the market rather than a live valuation of every Wells home.

No registered new-build sales were identified in Wells during the 12-month period covered by the report. This does not necessarily mean that no new homes were completed, as the data only includes qualifying sales that had been registered.

The report also contained planning figures taken from the former Mendip District Council area. Those figures cover a wider area and cannot be treated as a Wells-only development pipeline.
