Approval granted for major housing development in Wells

Wells is set for significant expansion with the approval of a major housing development project by Somerset Council. The plan, proposed by Gladman Developments Ltd, will bring up to 100 new homes to land south of 17 Elm Close.

The application, first submitted in June 2019, underwent rigorous scrutiny. Initially reviewed by the Mendip District Council Planning Board in November 2019, the decision was deferred to address obligations, additional access, and traffic control measures.

Following further discussions and the submission of additional information, the Planning Board approved the application in January 2020, subject to a S106 legal agreement. However, the process faced delays due to the need for phosphate mitigation, a crucial environmental concern.

After lengthy negotiations with Natural England, the developers confirmed a comprehensive mitigation package. This package includes onsite treatment through a sustainable urban drainage system and the purchase of nutrient credits from Manor Farm.

With these environmental measures in place, Somerset Council has now granted outline planning permission for the development.

The development will feature a mix of 2-5 bedroom properties, including terraces, linked mews cottages, and detached homes, with a portion designated as affordable housing. Additionally, the plan includes an equipped children's play area designed to be easily accessible, overlooked, and integrated with existing and proposed landscape features.

Public spaces will be incorporated at key intersections to provide focal areas for community interaction, faced by the fronts of buildings, to enhance the overall aesthetic and functionality of the neighbourhood.
