Affordable housing to replace delayed care units at Wells’ Vicarage Fields site

Construction is set to resume at the Vicarage Fields site in Wells, where 22 new homes for social rent will be built, following the appointment of a new contractor.

The Guinness Partnership, one of England's largest housing associations, has confirmed that Winsley White Building Contractors and Developers Ltd will take over the project after a successful tender process.

Construction is due to recommence in December 2024 on the site, which previously housed a factory. The development will include a mix of one- and two-bedroom flats, as well as car parking spaces and a secure bike store for residents.

This project comes after significant delays due to the ongoing issues surrounding phosphates on the Somerset Levels. The Vicarage Fields development, part of the wider Crest Nicholson scheme on the former Nutricia site off the A39 Glastonbury Road, was originally intended to include 22 extra care units for over-55s.

However, following the Dutch N court ruling and subsequent intervention from Natural England in 2020, delays in planning decisions due to phosphate mitigation concerns made this aspect of the project unviable. Developers have since reworked plans to deliver much-needed affordable housing instead.

The wider Crest Nicholson development includes 143 homes, a 64-bed care home (opened in April 2024), and these newly planned homes for social rent. This project aims to alleviate housing demand while balancing environmental concerns and planning regulations.

The 22 flats for social rent will be a significant addition to affordable housing in Wells, providing vital options for those in need.
