Wells named among Somerset’s slowest housing markets, according to new data

Wells has been ranked one of the slowest places in Somerset to sell a house, with new figures showing it takes an average of 149 days for a property to sell in the city.

The data, published by property firm Property Solvers, places Wells alongside Langport and Wellington in a tie for the sixth slowest housing market in the county. Only Martock, Taunton, Shepton Mallet and parts of Bridgwater saw longer average sale times.

The figures are based on over 1,100 property transactions completed across Somerset between March 2024 and March 2025.

In contrast, the fastest-selling area was Somerton, where homes spent just 121 days on the market on average. Other quicker markets included Bath (BA2), Bridgwater (TA6), and Radstock.

Ruban Selvanayagam, co-founder of Property Solvers, said there are signs the industry is moving towards more efficient processes: "There are encouraging signs that greater adoption of tech-driven efficiencies by industry stakeholders will help reduce transaction lengths."

He added that some buyers had been motivated to complete before 1 April due to the reintroduction of the 2% Stamp Duty Land Tax band.
