This week's property of the week from our sponsor Roderick Thomas is a charming cottage in Dinder, just a short drive from Wells.
Church View Cottage is a Grade-II listed building dating back to the 16th century.
An extension on the eastern side was added around 2001 using many reclaimed materials. Internally the cottage has retained many period details including flagstones, fireplaces, beams, oak and elm timber work and these are complemented by gas central heating.
The character of this splendid cottage is evident upon entering the hall which has flagstones and a shelved alcove, Beyond is a cloakroom with a loo, space for coats and boots and doors to the garden
The sitting room is most appealing having beams, flagstones, window seat, original cupboards and wall lights. The inglenook fireplace has a flagstone hearth, bread oven and a new wood burning stove. Also a door discretely hides a timber spiral staircase with original panelling and carvings, to a landing and linen cupboard, the third bedroom is on the right and the bathroom s on the left. There is another door to the second bedroom.
Doors lead from the sitting room to a study and to the kitchen/dining room. This was refitted about 2 years ago and has an excellent range of units, double sink, work surfaces and integrated appliances. These include a Neff hob, extractor fan, double oven, dishwasher, fridge and freezer. The adjacent utility room has a washing machine, tumble dryer and a side door to the garden
The study has double doors to the garden and also a staircase to the first floor. This leads to a small landing with a bedroom on the left with double aspect, fitted wardrobe and an ensuite shower room, basin and loo. On the right is the second bedroom with beams, a new fitted wardrobe and an existing fireplace.
In front of the cottage is a neat, walled garden and a flagstone path to the front door, which is protected by a porch with a tiled roof. Alongside the garden is a parking space with a gate and path to a wood store and a side door.
At the rear of the house is a delightful, mainly walled garden which is a great asset. Double doors open from the study to a paved terrace with a small pond (with newts) and to one side is a seating area beneath a timber pergola covered with honeysuckle and roses.
Beyond is a lawn, well stocked bed a wild flower area, garden shed, raised vegetable beds and a greenhouse. At the far end of the garden is a slightly raised south facing terrace which is a suntrap being screened on two sides by high stonewalls. Also there is a stone outbuilding ideal for improvement to use as a home office or studio.
Church View Cottage is on the market with Roderick Thomas for £750,000.
