If you've ever caught yourself browsing listings for country homes "just out of curiosity", allow us to introduce you to the one that might tip you into actually calling the agent.

Hokerstone Farmhouse in Priddy is the kind of place that doesn't come along very often. A 300-year-old (but not listed) stone farmhouse full of period charm, it's tucked away in the Mendip Hills, within an official Area of Outstanding Natural Beauty, and within strolling distance of a pub. That's the holy trinity right there.

You're just over five miles from Wells and within easy reach of Glastonbury, Cheddar, and Shepton Mallet – not to mention Bath and Bristol if you fancy something more urban.

Priddy itself is the kind of village people dream about moving to. There's a thriving community, a brilliant pub (The Queen Victoria), a village green that plays host to various festivals including the beloved Priddy Folk Festival, and easy access to miles of Mendip walking routes.
